Our staff has the training, resources, and experience to efficiently provide the following services for our clients:

Property Management

  • Scope of Work Drafting – Facilitation of competitive bidding for qualified contractors.
  • Screen for Qualified and Certified Contractors
  • Supervise Workmanship – Ensure compliance with contractual obligations.
  • Conduct Regular Site Inspections– Spot issues before they become problems.
  • Identify Preventative Maintenance Opportunities
  • Receive Work Order Requests – Ensure an open line of communication with tenants to quickly address maintenance issues.
  • Emergency Service – Our policy is to have maintenance on call 24/7 for emergency situations.
  • Transparency and Real-Time Visibility – Online access to client accounts displays up-to-date financial status, work order status, and project status.

Financial Management

  • Annual Operating Budget Prepared with forecasts of anticipated expenses and owner discretionary expenses.
  • Budgeted Year-To-Date vs. Actual Income and Expense Analysis – Prepared monthly as a part of the financial summary.
  • Monthly Financial Summary – Prepare and submit to client all receipts and disbursements.
  • Vendor Invoices – Process all invoices and other bills. Prepare checks for payment and subsequent mailing.
  • Collect Assessments – For associations with monthly assessments, we offer payment coupons for dues which are collected at our automated lock box account.  Many homeowners take advantage of our direct debit option, eliminating the need to write a check or pay for postage.
  • Delinquencies – Maintain a record of homeowners’ dues and receipts and provide the client with a monthly delinquency listing. We will send monthly late notices.
  • Assist the client’s legal counsel – Initiate required legal action consistent with the Association’s By-Laws, Covenants, Conditions and Restrictions.

Administrative Management

  • Resident Relations – Receive and investigate complaints regarding rule violations and advise client on preparation of correspondence.
  • Insurance Coverage – Assist the client in the procurement of insurance coverage, as well as the processing of insurance claims.
  • Meetings – Assist the client in coordinating general membership meetings, including the annual meeting. When requested by client, we will attend meetings and provide input at any board and/or operating committee meeting.
